Within 10 Business Days: Notice of Default is Mailed & Published when necessary

After 90 Days: Usually a sale date is set
25 Days Before Sale Date: Notice of sale is sent to the I.R.S publication 786
20 Days Before Sale Date: Sale Publication notice is posted and mailed
Within 10 Days of First Publication of Notice of Sale: Beneficiary request is sent for directions to property
14 Days Before Sale Date: Notice of sale is recorded
7 Days before Sale Date: If court action a “7 Day” rule may apply before sale can occur
Date of Sale: Expiration of the right to reinstate
